Not knowing whether the unit's door is yours to change, or who has to approve it
In a Queensland building format plan the lot boundary runs through the centre of the floor, wall or ceiling between a lot and common property, so doors and windows in that boundary wall, and builder installed fly screens or security screens, are usually the body corporate's, while an owner's own improvements are the owner's to maintain. Doors and windows leading onto a balcony that forms part of the lot are generally the owner's. Where 79.6 percent of occupied homes are flats or apartments, that is the majority position rather than an edge case, and an owner who guesses wrong either wastes a committee meeting or fits something they were not entitled to fit. Whether a committee can sign it off or whether it has to wait for a general meeting turns on the cost of the work and on whether it changes how the building looks, which is a Queensland Government rule rather than one scheme's preference. We measure the opening and specify the door as a product, and we put the type of work, the product and the finish in writing so an owner has something concrete to attach to a request. Where your boundary sits is a matter for the registered survey plan held by Titles Queensland rather than for us, so bring the plan and the by-laws to the measure.
